What you'll build
What you will be able to do
Each lab ends with a concrete result that you build yourself and the checker confirms, cell by cell.
- Work out what Maple Court earns before financing and what that says about its price.
- Size Maple Court's monthly mortgage payment and see how it splits into interest and principal.
- Find out how much cash Maple Court puts in your pocket in year 1 compared with the cash you put in.
- Check Maple Court the way a bank does and work out the largest loan it would give.
- Project Maple Court's income five years ahead and see what faster-growing costs do to NOI.
- Sell Maple Court on paper after five years and measure the return on your equity.
- Compare the true year-1 cost of owning a home with the cost of renting the same home.
About this course
Is a rental property a good deal or just a good story? This course gives you a repeatable way to tell. You calculate net operating income and cap rate, amortise a mortgage, and turn rent and expenses into annual cash flow and cash-on-cash return. Debt service coverage then shows how large a loan the property can carry. With those pieces you assemble a full rental pro forma and project a five-year hold to measure IRR and equity multiple. The last lab compares renting with buying a home over the same period. Intended for first-time investors, landlords checking their portfolio and students who want a practical introduction to property analysis. The labs teach methods, not personal investment advice.
