What you'll build
What you will be able to do
Each lab ends with a concrete result that you build yourself and the checker confirms, cell by cell.
- Sort a year of building costs into what tenants may be charged and what stays with the landlord, and express the recoverable pool per square metre per year and per month.
- Split the costs that follow the floor-area key among eight apartments as shares, annual charges and monthly amounts, and name the apartment with the highest charge.
- Split a single water bill half by floor area and half by number of occupants, share the waste bill equally per apartment, and total each apartment's charge.
- Split the heating bill into a fixed part shared by floor area and a variable part shared by metered units, work out the price per meter unit and total each apartment's heating charge.
- Split one apartment's year between the outgoing tenant, a vacancy and the new tenant by days, and give the outgoing tenant a heating share that follows the colder months.
- Turn meter readings into consumption, derive the price per cubic metre from the main meter, measure the water no apartment meter recorded and charge each apartment its metered water plus an area share of that remainder.
- Compare what each tenant prepaid with the actual charges, show the balance due or the refund, set next year's monthly prepayment with a buffer and colour the refunds.
- Build a complete year-end statement for one apartment – six cost types, each with its own key – total the charges, settle them against the prepayments and chart where the money went.
About this course
Every year, landlords and managers must divide building costs among tenants and explain the result. This course walks through that allocation. You separate recoverable from non-recoverable costs, split them by floor area into shares that add up exactly, and use occupant or per-apartment keys where there are no meters. Heating is divided into a fixed part by area and a variable part by meter units. When a tenant moves out mid-year you prorate by days, handle the vacancy and weight heating by season. Water submeter readings give a price per cubic metre plus an unmetered remainder, and prepayments are reconciled to a balance due or refund with a new monthly amount. Local rules vary; the labs teach the arithmetic only.
