Loan Amortization Schedules in Excel: PMT, IPMT, PPMT, Extra Payments & Balloons

Build a real amortization schedule step by step: PMT and the sign convention, a full schedule copied down to zero, IPMT/PPMT and CUMIPMT/CUMPRINC for any month or year, extra monthly payments, lump sums and recasting, balloon loans, interest-only periods and an APR comparison with a balance chart. 8 hands-on labs, every cell checked. What you'll build

What you will be able to do

Each lab ends with a concrete result that you build yourself and the checker confirms, cell by cell.

  • Price Leo's $28,500 car loan with PMT, add up what he pays over five years and see what paying at the start of each month changes.
  • Build Leo's 36-month schedule row by row: opening balance, interest, principal and closing balance, copied down until the balance reaches zero.
  • Split payment 61 of Leo's 30-year mortgage into interest and principal and build an annual summary with CUMIPMT and CUMPRINC, without a 360-row schedule.
  • Add $150 a month to Leo's loan payment, stop the schedule cleanly at zero with MIN, count the months saved and the interest saved.
  • Drop a $3,000 bonus into Leo's 48-month loan in month 12 with an IF in the schedule, then compare keeping the payment (paid off early) with re-amortising (lower payment).
  • Price a car loan that leaves a $10,000 balloon at the end, find the balloon that fits a $450 budget and test what happens if the balloon has to be refinanced.
  • Compare a 30-year loan that is interest-only for 5 years with a standard 30-year loan: the payment in each phase, the jump at the switch and the extra interest.
  • Compare three $20,000 offers: monthly payment, the APR that includes the upfront fee (RATE), the total cost, and a line chart of how each balance falls.

About this course

Whether it is a mortgage, car loan or business loan, a repayment schedule shows where every payment goes. You start with PMT and the sign convention, then build a complete amortisation table month by month. IPMT, PPMT, CUMIPMT and CUMPRINC give interest and principal for any month or year without the full table. Extra monthly payments show how many months and how much interest you save, and a one-off lump sum is tested two ways: a shorter term or a lower payment. Balloon loans use PMT with a future value, an interest-only period reveals the payment jump that follows, and the final lab compares loans by APR including fees, total cost and balance curves. For borrowers, brokers and finance students.
