Land Subdivision & Lot Development: Gross to Net Area, Lot Yield, Infrastructure Cost per Lot, Phasing, Sales Absorption & Residual Land Value

Turn raw land into serviced building lots on paper. You will take a site from gross to net area after roads and open space, fit lots along street frontages, cost roads and utilities per lot, set a lot price mix, phase construction and sales, model monthly absorption and cash flow and work back to what the land is worth, with every cell checked as you go.

What you'll build

What you will be able to do

Each lab ends with a concrete result that you build yourself and the checker confirms, cell by cell.

  • Convert the fictional Larkfield Meadows site from hectares to m², deduct roads, open space, an easement and a stormwater basin and find the net saleable area and the net-to-gross ratio.
  • Fit lots along the street frontages of seven fictional blocks with INT and MOD, count all lots in one SUMPRODUCT and measure the lot yield per net hectare.
  • Price five fictional lot types from a banded price-per-m² list with XLOOKUP, round the list prices with MROUND, add up the total sales value and find the average price per lot.
  • Price the roads, utility connections and shared works of the fictional scheme, add fees and a contingency and break the total down to a cost per lot.
  • Split the scheme into four fictional phases, set their start and completion dates with EDATE and work out the capex of each phase and of the whole scheme.
  • Turn a fictional absorption rate into the months needed to sell out, a monthly sales schedule that stops at the last lot, monthly prices with growth and the date of the last sale.
  • Read the quarterly cash flow of the fictional scheme, charge interest on the negative opening balances, find the peak funding need and its quarter and add up the total interest.
  • Work back from the fictional sales value to what Halden can pay for the land, allow for acquisition costs, test five price and absorption scenarios and chart the residual land value.

About this course

Before a field becomes building lots, someone must show that the numbers work. This course takes a fictional site through that feasibility study. You deduct roads, open space and easements to reach saleable area, then fit lots along street frontages and count lots per block. A lot mix by size band and price per square metre gives total sales value. Roads, utility connections, fees and contingency become a cost per lot, and you phase construction with EDATE. Monthly absorption sets the sell-out period, and a quarterly cash flow shows peak funding and interest. The final lab works back to the residual land value and tests price and absorption sensitivity. Each lab checks your cells. Illustrative – not investment or valuation advice.
