Parking Facility Economics: Occupancy by Hour, Turnover, Rate Structures with Daily Caps, Permit Oversell & NOI

Analyse a fictional car park like an owner: entries and exits to occupancy by hour, turnover per space, hourly rates with daily maximums, how many permits you can sell per space, operating costs, NOI and value, with every cell checked as you go.

What you'll build

What you will be able to do

Each lab ends with a concrete result that you build yourself and the checker confirms, cell by cell.

  • Split a fictional five-level garage into permit, EV, accessible, out-of-service and transient stalls, measure the transient share and test every level against a fictional accessible-stall rule.
  • Turn a day's entry and exit times into the number of cars present at six snapshot times, convert them into occupancy and find the peak – the figure that decides whether a car park is really full.
  • Measure a week of transient parking: the pooled average stay, how many cars use each stall per day, how much of the available space-hours is used, and how long early arrivals stay compared with the rest.
  • Bill twelve tickets from a rate card: hours rounded up, first hour plus extra hours, a daily maximum with MIN, early-bird and evening flats with IFS, and the average charge per ticket.
  • Measure how many permit holders are really present at the peak, work out how many permits the reserved stalls can carry with a safety buffer, the oversell ratio, and on how many days a bigger permit sale would overflow.
  • Turn daily ticket revenue, permit sales and a fictional EV charging add-on into annual revenue by stall type, revenue per stall per year and per day, and the revenue of an average stall in the garage.
  • Build the garage's operating statement: staff and maintenance from their drivers, payment fees on card revenue, a management fee on revenue, total operating costs, net operating income and the NOI margin.
  • Value the garage with a fictional cap rate, model five rate and volume scenarios on transient revenue, convert each into value and value per stall, and chart the values side by side.

About this course

A car park looks simple from the street, but its income depends on how many cars arrive, how long they stay and what each stay pays. This course works through a fictional facility. You set up the space inventory by stall type, convert an entry and exit log into hourly occupancy and peak, and calculate dwell time and turnover per stall. Rate structures combine hourly charges, daily maximums, early-bird and evening flats. You work out how many monthly permits each space can support and the spill-over risk, then revenue per stall by type. Operating costs lead to NOI and margin, and value is estimated by capitalising NOI under several scenarios. For property analysts, parking operators and real estate students. Illustrative – not investment advice.
