What you'll build
What you will be able to do
Each lab ends with a concrete result that you build yourself and the checker confirms, cell by cell.
- Turn a year of bookings for Juniper Loft into the three numbers every short-term rental is judged by.
- Build a month-by-month room revenue forecast for next year from occupancy forecasts and a seasonal rate index.
- Follow four stays from the guest's total to your payout and see why short stays earn less per night.
- Build Juniper Loft's year-1 operating statement and find its net operating income and cap rate.
- Finance Juniper Loft with a mortgage and compare the cash-on-cash return of renting it short term with renting it to one long-term tenant.
- Test whether leasing Juniper Loft and subletting it short term would pay back its start-up cash within the lease.
- Build a rate × occupancy grid for July, look up the realistic scenarios in it and find the rate that earns the most.
- Work out how many nights Juniper Loft must sell each year to cover every cost including the mortgage, and how much room for error the forecast leaves.
About this course
Holiday rental listings can earn far more than a long-term lease, or far less once fees and empty nights are counted. This course helps you see which. You measure occupancy, average daily rate and revenue per available night by season, forecast annual revenue with seasonality and account for platform fees, cleaning charges and pass-through costs. Operating expenses lead to net operating income, and you compare financed cash-on-cash returns with a conventional long-term rental. A rental arbitrage lab covers leasing, furnishing and payback. You test pricing scenarios that trade rate against occupancy and calculate the break-even occupancy. For hosts, would-be investors and property managers. The course teaches methods, not investment advice.
